Typically historical  structures possess alternative construction materials like stone, brick, granite, cast stone and terra-cotta.  Although these products have stood the test of time, they are not maintenance free. Historical structures frequently display substrate deterioration from cracks and surface erosion contribute to structural deficiencies from freeze/thaw attack and corrosion development. If left unattended, these defects can lead to public safety concerns and expensive cumulative repairs. Our team will work to restore and protect these structures while preserving their value in history working with local regulatory agencies to adhere to all standards and best practices.

Francis Marion Hotel


Constructed in 1923 the Historic Francis Marion Hotel sits in the heart of downtown Charleston, SC.  WxProofing worked to restore the exterior and preserve the historical essence of this grand hotel.


Scope included:

  • Terra Cotta Unit (TCU) patching and glaze repairs.
  • Mass repointing of upper level TCU cornice and belt course mortar joints. 
  • Installing joint sealants in TCU skyward facing joints.
  • Cleaning of all masonry and applying water repellent to the brick surfaces.
  • Repair of concrete spalls.
  • Removal and replacement of selected lintels.
  • Removal and replacement of selected exterior wooden window trim.
  • Removal and replacement of window perimeter sealants.
  • Repairs to delaminated stucco, random surface cracks, cleaning followed by application of acrylic elastomeric protective paint.
